Construction workers have broken ground on a 378,405-square-foot warehouse located a mile from Interstate 80 in the San Francisco Bay area.
The Fairfield Interstate 80 Logistics Center features 36-foot clear height, 56’ x 60’ column spacing, 60’ speed bays, ESFR sprinkler system, 69 dock-high doors, 4 drive-in doors, 31 trailer parking spaces and 192 auto parking spaces.
The building is being developed on a 19.6 acre site fronting on Highway 12, just 1 mile from Interstate 80, the east-west route connecting the Bay Area and Oakland to Sacramento and the Central Valley.
“The supply of Class A logistics inventory in the San Francisco Bay Area is limited,” said Steve Arthur, a partner with the Ridgeline Property Group, the center’s Atlanta-based developer.
Arthur said the facility is well positioned to service the Bay Area and Northern California, “offering tenants an economically viable alternative for logistics, distribution and e-commerce operations, as well as for manufacturers.”
Leasing activity squeezed industrial vacancy rates in the North Bay down to 4.5% this quarter, according to a JLL market insights report. Deal velocity has slowed because of a lack of available space, the report said.
Vacancy remains tight in key submarkets, such as Oakland where Class A warehouse vacancy is at 6.0 percent and Class B sits at 2.4 percent.
Arthur singled out Interstate 80’s clear height as one of several distinguishing features.
“The cross-dock logistics facility will offer a 36’ clear height, which is rare in the 80 corridor, as well as 4,000 AMPs of service, ESFR fire protection, dedicated truck trailer parking and a flexible site plan.”
The project is slated for completion in summer 2019.
